TERMS AND CONDITIONS

DEPOSIT: At time of booking, two nights deposit is collected, either by credit card MC, VISA, or AX, or certified funds mailed via overnight express to our accounting office: Wilkin’s Lodging, 4255 Old Scotchman Way, Colorado Springs, CO 80904.

BALANCE: All balances are due 60 days prior to arrival except for Christmas season bookings which are due by September 1. Due to the relative scarcity of units 5 bedrooms or larger, balances are due 30 days after booking.

CANCELLATIONS: If cancelled before balance is due, full refund less $100.00 cancellation fee. If cancelled after balance is due, we regret that no refunds can be given. For Christmas bookings, all payments are non-refundable.

SPECIAL CANCELLATION POLICY: For units 5 bedrooms or larger, all payments received are non-refundable

CANCELLATION INSURANCE: Trip cancellation insurance is available and is recommended, especially for bookings made well in advance of arrival. We recommend searching the internet for vendors of trip cancellation insurance policies.

ESCROW: Payments are escrowed for your protection; manager retains interest earned, if any, on account.

NO-SNOW POLICY: Full refunds will be given for cancellations if the entire Breckenridge Ski Resort is closed due to insufficient snow 3 days prior to arrival date.

MAXIMUM OCCUPANCY: The maximum number of occupants is specified in your confirmation.

CLEANING: The renting party is responsible for leaving the kitchen and BBQ (if supplied) clean upon checkout. Management provides all other checkout cleaning. We request that wood-burning fireplaces not be used on the morning of your checkout in order to facilitate its cleaning.

DAILY MAID SERVICE: Daily maid service is not included, but is optional at extra charge. The management provides a basic set of supplies for your arrival. Extra soap and other supplies may be purchased at the local super market. For those wishing to wash their own towels, laundry facilities are available on the premises of most units.

PRIVATE HOT TUBS: Units with private spas, add $95.00 one-time charge. If spa malfunctions during your stay, up to $95 will be refunded pro-rata based on days available and cause of malfunction.

PETS: Absolutely no pets, please.

CHECK-IN: 4:00 pm: CHECK-OUT: 10:00 am; early check-in or late check-out subject to $50/hour fee unless prior approval has been granted. Thank you for cooperating--these units require considerable time to prepare. Most units (except the Village Resort) are equipped with lock boxes, permitting 24-hour self check-in. Keys for the Village Resort, including the Chateaux, may be picked up at our satellite office upon your arrival. There is also a nominal daily parking fee for all Village Resort Units. Information on pick-up location is included in your check-in package which is emailed to you approximately 2 weeks prior to your check-in.

UNINHABITABILITY: While we anticipate no problems with the suitability of the unit for occupancy, we regret that we cannot be responsible for circumstances beyond our control. In the unlikely event the unit is uninhabitable (eg fire or flood), we will either substitute a comparable or better unit, or make a full refund.

SECURITY DEPOSIT: Security deposits may be made with  credit card authorization or cashiers check, depending on unit owner's requirements. By occupying this unit, you are agreeing to treat the property with care and respect and to assume full financial responsibility for all damages caused by your party due to negligence, misuse, or abuse of the property. The damage deposit is due 30 days prior to your arrival and if such damages do not occur, your refund will be mailed within 60 days following your departure.
